My understanding is that the people who promote this model have a prejudice-based distribution plan.

Most people don’t even have opinions on things like that, but those that do are often at odds with Amendment 10 of the US Consititution.
I don’t think prejudice would be a factor…if I was on the Supreme Court, all things not mentioned as permitted by the Federal Government, I’d declare unconstitutional.
(Any judge that isn’t prejudiced would have to agree.)
If it’s big enough issue, they can get 2/3 of the people to Amend the Constitution if something needs changing.

I’m far from 100% since it is winter, but im not in the hospital every other day either like i was. Thanks for asking! I’m not pushing my luck at the moment because recovering from covid and other things isn’t easy.

Yep take it easy no need to rush things. How cold is it there? It’s around 20 here, got a couple inches of snow overnight, so we had a 2 hour delay here at the university. Wife got to work from home today.
Took the interstate this morning it was wet, but clear. Side roads were a bit more dicey, but mostly clear. Our hilly driveway is snow packed, easy to get down, but going back up a bit more squirrely.
With it being so cold and now mostly sunny, and with snow on the ground it’s helping boost the solar power output. As long as the sun’s out we can run space heaters to supplement the big electric heater.
Supposed to get another 2-3" of snow Thursday night. Going to really cold tonight, about 5 degrees.

As weather warms to 40s i plan to graft pears. Should be a couple of months away. I need to trim trees soon. Finshing my inside work. This next year i plan to spend time at the new place.

This property has a little bit of everything from warn out soil that someone tried to farm the last 100 years to virgin glacial soil with old growth forest that has never been touched. Flat or straight up and down. Creeks, ponds, farm ground, woods its all there. That big glacial rock wouldnt be there if it was farmed. That part of the property is littered with them. The cedars and clay soil or rock was farmed and erosion caused that. The old growth woods with deep black soil is the original stuff. This type of property needs to be handled with care. The progress we made from the first photos is already obvious. The brush is getting cleaned up around the pond and im cutting trails back in like they were 40 years ago. This land last came up for sale in 1964.

Im pretty close to being done scouting and exploring the entirety of the new property. Design as we know is crucial on a project. My goal is to leave the majority of the old growth woods alone entirely. The scrub i will clean up and plant to orchards. @39thparallel came along with me on the scouting expedition last week. All of the woods at one time i knew like the back of my hand. This area is part of several hundred acres that was my childhood playground. This is my favorite spot. In my childhood the creek was more accesible. This is a creek where water is always flowing. Mike from @39thparallel is beside one of the old growth trees for size. These trees become more rare all the time. They are crucial to nature but frequently these trees that take 100 - 150 years to grow are removed and used for lumber. The trees that fall prematurely are often cut up for fireplace wood. These things are important but must be limited. Many trees that remain on the forest floor are crucial for termite populations, snakes, lizards and other animals in the woods. Naturally a balance can be maintained and there can be plenty for us and nature to thrive. One reason i purchased this property was to stop developers from destroying more of my childhood memories. Hopefully children in the future will love this spot as much as i do. The value on these types of properties continue to skyrocket in price as they are used for development. In my opinion these properties are priceless. I see them the same as art work. The same trees stand that were there in my childhood. After im gone some will still be standing.

I’ve only ever driven through those dense oak forests on the hills in that part of the country but I was shocked at how beautiful they were! The scissor tailed flycatchers I saw also helped but almost nothing beats a good oak.
I’m so glad that SOMEONE with some sense in their brain has bought that property to preserve, conserve, and properly use that land. Thank you

I’ve ordered 60 aluminum no trespassing signs and a couple of gallons of purple paint. The strategy is simple if the trespassers get caught there getting out of it by claiming it was an accident wont be possible. The property was a favorite of poachers among others for many years now. Cameras with infrared and motion detection will be installed. Drones will be used as needed.
If you get tired of west Texas we would love to have you in Kansas. The right deals are out there. The top one already sold but check out the bottom link. You would never pay to heat your greenhouse again it has a natural gas well. It has a pond so you would have water for trees. There is plenty of rainfall. It has as much rain and snow or ice annually as we have here.
You could be neighbors of madcat nursery. A little over $2000 an acre is hard to beat!

If poaching is an issue, your frequent and visible presence will likely be the best deterrent

That’s a nice looking place and reasonably priced. I would have been interested in 2000 or 2004 when I moved to CA and then back to Texas. I did look at places around Springfield MO in 2000. That’s not too far from the listed property and similar climate.
I’d probably be more interested in western KS in an area with well-drained loamy soils. That would have more sun for a greenhouse and less humidity in summer. The soil is what would get my interest. Deep loamy soil good for fruit trees.

The idea is to use the spillway instead of the pipe from now on. When we got down to the tube there appears to be more problems. We will add a tube back in if we need it later. We are filling the beaver den holes now.

3/4 of the property is posted no trespassing. The tillable fields are tilled, fertilized and planted to.oats. 3/4 of the pond work is complete. Im beginning the construction and locating of an old trail that used to run through the property 40 years ago. Thankfully i remembered from my childhood the location of the trail well enough to show it to the guys working there. I’ve begun clearing another acre i will use for an orchard or hay ground. We know its critical to get the oats in before the rain this week. The stubble left afterwards can be used to establish clover or brome etc…
