Avocado browning

Hello, I grew an avocado from a seed, the seed was in water for about 1,5 years, because the tree was fine, then I think it started browning (the ends of the leaves). So I planted in a pot, it’s been about 4 months. And a few weeks ago the stem started to brown and lower leaves (ends) also are browning, but the top of the plant has new, beautiful growth. My questions are
Whats wrong with it? (is something wrong with roots)
What should I do?
And I thought maybe I should cut it, but you see if I cut it, I don’t think it will grew back…
I live in Lithuania (Europe), near Latvia and Poland. Winters are cold, but my avocado tree is inside my house.
The soil is quite dry, because I forget to water the plant and I keep my window open sometimes.

The leaf margins are browning from the pH and mineral content of the water & soil. I’m not sure about the stem.
