Creative Financing for Obtaining Land

I’m finally at the point where I am able to buy or build a single family home in the rural fringe around Northern Virginia and would like to aquire enough land to have a small U-Pick operation. Given the seller’s market and general expensive cost of land, has anyone tried or had success with different creative financing techniques to obtain land? Seller financing, rent to own, USDA or state loans or grants, etc?
