White pakistan mulberry - fruits spoling on tree before ripe?

I recently purchased a white pakistan mulberry tree from a local nursery. It’s in what looks like a 10 gallon pot and clearly rootbound, so I am planning to up pot it soon. In the meantime I am trying to figure out what to do about an issue with the fruits which I have noticed. The tree was covered with fruits when I bought it, but unfortunately it was a case of “appearances are deceptive” because I have gotten to eat almost none of the fruits. A lot of the fruits are falling off; others develop black spots before fully ripening, and the longer I let them stay on the tree, the more dark and rotten looking the fruit becomes. I have also noticed yellow and black spots appearing on more and more leaves. Any thoughts on what is happening with this tree and how I can restore it to health?

Santa Barbara, near the coast. I have been watering when the wooden skewer comes out dry, generally about once a week. Very soon after I pour water in it starts coming right out the bottom of the pot, so I have been unsure exactly how much to water to give it. I recently put a saucer under it to catch the water, so the roots at the bottom can still drink for awhile if they need to.

Repot it in a 15 gallon stout nursery pot. Perform a thorough root pruning, remove all circling and clustered roots.
